COFFEE BAR SET FOR TALBOT GATEWAY

Local: Talbot Gateway Central Business District (CBD) is set for a coffee shop following a deal with Blackpool Entertainment Company Limited.
Tower Coffee Company will take over the 1,493 sq ft (139 sqm) unit at the corner of Talbot Road and Cookson Street, providing hot and cold beverages and freshly-made food.
It will be serving Coffee Republic beverages, a brand which was once voted to have the best cappuccino in London. 


Regional/Trade: A 1,493 sq ft (139 sqm) unit at Blackpools Talbot Gateway Central Business District (CBD) has been secured by Blackpool Entertainment Company Limited in a 10-year deal.
The unit is located at the ground floor corner of the schemes five-storey office block, Number One Bickerstaffe Square.  
Providing hot and cold beverages and freshly-made food, Tower Coffee Company will be serving Coffee Republic beverages, a brand which was once voted to have the best cappuccino in London. 


Both: Greg Ball, development surveyor at Muse, said: The scheme is now attracting a lot of interest from occupiers which is testament to the quality and location of the Talbot Gateway. Tower Coffee Company will enhance the tenant mix and retail offering for this part of Blackpool.


With the recent opening of Mr Basrais World Cuisine, a letting agreed for a gym and strong interest from a number of other national operators, momentum has built very quickly in the early part of 2016 and were hoping to make further announcements in the very near future.


Cllr Fred Jackson, Cabinet Member for Municipal Assets, said: With each new business that opens in the Talbot Gateway you see the area getting busier and busier. I am delighted that another unit will soon be occupied attracting even more people to this area of the town centre.  
More than a thousand people work out of the units that are already occupied so I am sure that a coffee shop will be hugely popular.
This latest deal means that approximately 70 per cent of retail space available at Talbot Gateway CBD has now been let. Just three units and a floor of office space remain which are being marketed by Montagu Evans, Duxburys Commercial and Cushman & Wakefield.

Muse Developments and Blackpool Council have revealed The Gym Group to be the national low cost gym operator to have secured 17,233 sq ft (1,601 sqm) at Blackpools Talbot Gateway Central Business District (CBD).
 
The popular gym chain has secured all remaining units underneath the Talbot Road Car Park in a 15-year lease.  Providing 24/7 access, The Gym Group is scheduled to launch in Q2 2016 by which time the rapidly-expanding group will have more than 90 gyms operating in the UK.
 
Jonathan Spaven, property director of The Gym Group, said: Talbot Gateway CBD has revitalised Blackpool town centre and seemed like the perfect location for us.
 
We look for sites with excellent transport links and retail and leisure facilities in the immediate locality and the area provides just that.
 
Our aim is to make health and fitness accessible and affordable to all.  We want to attract a whole new leisure market and provide the local community with a high quality, 24/7 access, no-contract gym that does not compromise on quality, at an amazingly affordable price.
 
We expect to start fitting out early 2016 and are excited to be bringing The Gym Group to Britains favourite seaside resort.

Gavin Anderson, partner at Montagu Evans who represented the Council in attracting the deal, concluded: We have been working on this deal for some time and are delighted to have secured one of the main national gym operators.  There was tough competition for this space and The Gym Group will really boost the area and further improve the appeal of Talbot Gateway CBD.
 
Just three units remain which are being marketed by Montagu Evans and Duxburys Commercial.

Blackpools Talbot Gateway development is set to attract a national gym operator to the new scheme.

Blackpool Council has agreed to lease all remaining units underneath the Talbot Road Car Park to a major gym operator. The units, which face onto Cookson Street and Talbot Road, cover 17, 244 sq ft as one of the Talbot Gateways most prominent locations. Mr Basrais World Buffet, due to open in the coming weeks, will operate out of the remaining unit in the building.

Cllr Fred Jackson, Blackpool Councils Cabinet Member for Municipal Assets, said: I am delighted to approve a lease of the remaining units at Talbot Road Multi-Storey Car Park.

The company that we are working with is a national firm looking to open a gym in the heart of Blackpool town centre.

We have had interest from four gym operators and following this approval we will be agreeing a contract with the proposed company.

The success of our own gym has paved the way for private sector investment which is fantastic news.

People ask why all the units arent filled but it is vitally important to us that we chose the right businesses that enhance the area and have a long term future.

In the coming weeks I also expect to approve a lease for one of the retail units in the Number One Bickerstaff Square offices.

The Talbot Gateway Central Business District development has transformed this area of Blackpool and once these units are occupied it will increase footfall further.

The new facility will be open 24 hours a day, seven days a week, providing the ultimate in flexibility for people who want to exercise at a time that suits them and were really excited to deliver this offering.

The Blackpool Council run gym, Gateway Fitness, will close as part of the agreement with a new operator.

The equipment will be transferred to Blackpool Sports Centre as a part of the refurbishment.

Montagu Evans and Duxburys Commercial represented the Council in attracting the offers from national gym operators and in securing the preferred gym operator.

Number One Bickerstaffe Square, part of Muse Developments Talbot Gateway regeneration scheme, has been shortlisted in the prestigious World Architecture Festival (WAF) 2015 Awards.

The awards attracted more than 700 entries from architects and designers across the world and the five-storey building is one of just 47 projects to have made the shortlist.

Number One Bickerstaffe Square is competing in the office completed buildings category and the winners will be announced at the annual event taking place between 4-6 November 2015 at Singapores Marina Bay Sands.

Designed by AHR, one of Europes longest standing architecture and building consultancy practices, the building has already received a number of accolades, including Best Corporate Workplace in the BCO Awards Northern Region and Energy Efficient Building Project of the Year at the 2014 Energy Awards.

More than 2,000 architects from 60 countries attend WAF, which comprises more than 50 hours of seminars, talks and debates, a gala dinner and various networking events.
Andy Barton, project manager at Muse Developments, said: We have worked with AHR for a number of projects and they have always impressed us with their flair and utilisation of products and finishes.

Weve been overwhelmed with the accolades that this project has received within the built environment and Im so proud that its now getting the recognition it deserves on a global scale.

The brief for Number One Bickerstaffe Square was for an energy-efficient building that would complement the popular seaside town and it gave the team an opportunity to think outside the box and incorporate measures and elements that served both aesthetic and environmental requirements.

Everyone is very excited to find out if weve won, but just to be shortlisted is an honour in itself. Number One Bickerstaffe Square, part of Muse Developments' 220m Talbot Gateway regeneration scheme, has been named the North's 'Best Corporate Workplace' by the BCO (British Council for Offices). 

The annual BCO Awards recognise the best and most innovative offices, celebrating the highest standards of quality design and functionality to set a benchmark for excellence in office development. 

The new five-storey headquarters for Blackpool Council, Number One Bickerstaffe Square beat strong competition from office buildings across the North of England, North Wales and Northern Ireland to scoop the Best Corporate Workplace award demonstrating both the operational benefits and sustainability it has achieved. 

The scheme sits at the centre of the Talbot Gateway Central Business District, a new commercial hub that Muse Developments is creating for Blackpool, incorporating office, hotel, retail and leisure accommodation. 

The project has enabled Blackpool Council to rationalise seven former property assets into a centralised office space, delivering practical, flexible work spaces in an energy efficient building that has reduced the council's energy consumption by a third. 

The BCO judges praised the modern external facades of the BREEAM excellent building with their wave-shaped brise soleil, along with the EPC‐A rated offices' energy efficiency credentials. 

They were also impressed by the interior layout of the building, which has been designed with flexibility and future-proofing in mind, with the option of including either cellular or open plan offices as required. 

Mike Horner, regional director at Muse Developments, said: "We are absolutely delighted to have won this award. 

"Not only is the building a striking addition to Blackpool's corporate landscape, its environmental credentials and innovative usage of space are also first-class. This award recognises the building's flexibility and energy efficiency as a modern workplace and is testament to the efforts of all those involved in the successful realisation of the Talbot Gateway Central Business District project." 

Steve Thompson, Blackpool Council's director of resources, said: "This is the latest in a number of awards that the Talbot Gateway Central Business District has received and is more good news for the regeneration in this area. "The new offices have allowed us to move a large number of staff into the town centre and under one roof. That means our services can work with each other more effectively and efficiently and as a result deliver a better public service. It has also allowed us to close our old, uneconomical offices and release the land for responsible development that will benefit the town. 

"The whole development has been completed to a high standard so it's really pleasing to see that work praised with this award." Richard Kauntze, chief executive of the BCO, added: "We're delighted to see One Bickerstaffe Square leading the way in terms of workplace design within the region, and will follow the ongoing regeneration of Blackpool with interest."

Number One Bickerstaffe Square, the five-storey office building within Blackpool's Talbot Gateway Central Business District (CBD), has scooped a further accolade after winning a national Civic Trust Award. 

The event, held recently in London, praised the building for the admirable handling of all architectural aspects, the provision of excellent space for occupants and for helping to transform a neglected and under-utilised area of the town.

Designers were also judged to have gone to extreme lengths to make the building accessible for users, whilst incorporating visual themes into a modern office setting that tastefully tie in to the heritage of Blackpool.

Designed by AHR Architects and built by Eric Wright Construction, Number One Bickerstaffe Square forms part of the overall redevelopment of the Talbot Gateway area of Blackpool, a civic and cultural quarter set within a large, mixed-use, pedestrian friendly development. 

British architect and TV presenter, George Clarke, presented the award to Andy Barton, project manager at Muse Developments, who said: "This national Civic Trust Award reflects our commitment to ensuring that the development brought positive benefits to the local community. 

"We are delighted to have received such levels of recognition for the successful delivery of the building and we are hopeful of receiving further awards in the future." 

Number One Bickerstaffe Square is home to Blackpool Council, as well as Subway and Gateway Fitness in the ground floor retail and leisure units. Having received four awards in 2014, the scheme is also shortlisted in the 2015 RICS North West Awards, Placemaking Awards, Construction News Awards and the North West British Council for Offices Awards.

Number One Bickerstaffe Square, home to Blackpool Council and part of Muse Developments' Talbot Gateway regeneration scheme, has been recognised as the most energy efficient building in the UK.   

Winner of the Energy Efficient Building of the Year category at the Energy Awards, held at the London Hilton on Park Lane on Tuesday 2nd December 2014, the 125,000 sq ft, state-of-the-art office was praised for its use of energy-efficient systems and low/zero carbon technologies.   

The Energy Awards recognise and reward both supply and demand-side excellence within the energy sector. The awards acknowledge achievement in carbon reduction and energy efficiency, energy supply, brokering as well as products and services.   

The brief was for a 'low carbon, low energy building' and Muse Developments, the company behind the Talbot Gateway Central Business District (CBD), worked with the design team and contractor to ensure that energy-efficient measures were incorporated into the building.   

These included solar glass and passive shading to make the most of the changeable weather, roof-mounted air source heat pumps and photo-voltaic panels and a high-tech heat-recovery system for the data centre which recycles the waste heat from computer servers to reduce the buildings energy requirements.     

The award was received by Andy Barton, project manager at Muse Developments, who said: "These are without doubt the best offices Muse has delivered to date and to have received this award is a reflection of the hard work in forward planning, development of the brief and the work by the design team and Blackpool Council.   

"Number One Bickerstaffe Square is unlike any other office accommodation available in Blackpool; the intention from the outset was to deliver a sustainable and energy efficient office that serves the needs of the Council to the benefit of their council tax payers. This award recognizes that this goal has been achieved."   

A statement from event organisers, EMAP, a content, subscription and networking business, read: "All of this year's entrants, finalists & winners deserve to be recognised for their contribution to the energy industry. The esteemed judging panel had the very difficult task of narrowing down the entries to an exceptional shortlist and then to select the very worthy winners. The judges were extremely impressed with all the hard work and innovation displayed by the entrants this year."   

Cllr Fred Jackson, Blackpool Council's cabinet member for urban regeneration, said: "Im sure everyone will agree that, if you're going to create a new office, it should be energy efficient and minimise emissions as much as possible.   

"This award goes to demonstrate that weve managed to do that very effectively and I congratulate Muse and the project team."   

Number One Bickerstaffe Square is part of phase 1 at Talbot Gateway CBD. When complete, the scheme will provide new retail, commercial and community space for Blackpool, in addition to town centre parking and transport.

Two retail deals totaling 8,912 sq ft have completed at Muse Developments new 25-acre Talbot Gateway Central Business District in Blackpool. 

Global fast food chain Subway will be joined by World Buffet which has taken 1,108 sq ft and 7,804 sq ft respectively. They are the first retail tenants to secure units at the scheme which also comprises a 120,000 sq ft Sainsbury's store, a 126,000 sq ft Grade A office building and a multi-storey car park. 

Acting as joint agents with Montagu Evans, Clare Taylor, chartered surveyor at Duxburys Commercial, said: We are delighted to have secured these quality tenants so soon. Phase 1 of the Talbot Gateway with its new occupiers has transformed the whole dynamic of the area and we wish the new tenants every success with their business. 

Mike Horner, regional director at Muse Developments, added: “Securing a number of active retail occupiers so quickly after the completion of phase 1 works is testament to the high quality transformation of this strategic location opposite Blackpool North railway station.

The new 120,000 sq ft Sainsburys store at Muse Development's Talbot Gateway scheme in Blackpool is now open for business. 

Providing 58,000 sq ft of retail space, including homeware and Sainsbury's award-winning Tu clothing range, a cafe, a Timpsons and a dentist, the store was officially opened today (23 July 2014) by two local school children who had won a Bag for Life design competition. 

The Worshipful the Mayor of Blackpool Councillor Val Haynes and the Consort Mr Alan Haynes also attended the opening. The store, which has created almost 300 jobs for Blackpool, was built by Shepherd Construction and Barr Construction. Featuring six travelators which zig zag behind the glass-fronted store, the supermarket is a milestone store, complete with customer-facing counters and heritage branding representing all that is great about Blackpool. Sainsbury's is the final piece of phase 1 developments at the 25-acre scheme, which will bring new retail and leisure offerings to the seaside resort. 

Store manager, Ian Collins, said: The opening of the Blackpool Talbot Road store is a career highlight for me and my team. This is a landmark store in an impressive new development, which is already making a difference to local people. We're thrilled that Blackpool has already embraced the store and the towns landmark Blackpool Tower will be turned orange to mark the occasion. 

Sainsbury's opening follows shortly behind those of Subway and Fill, a family-owned independent sandwich and coffee bar, tenants which took 1,108 sq ft and 1,071 sq ft respectively. Urban regeneration specialist, Muse Developments, has been awarded the British Parking Award for "Best Refurbishment" after breathing new life into the UK's oldest multi-storey. 

Refurbished as part of Muse Development's 25-acre Talbot Gateway Central Business District (CBD) scheme in Blackpool, the Talbot Road Multi-storey Car Park (MSCP) was originally designed and constructed by Blackpool Council in the 1930s. 

It now forms a central part of the mixed-use scheme, which also includes a 120,000 sq ft Sainsbury's store, a 126,000 sq ft, energy-efficient office development ‘Number 1 Bickerstaffe Square with ground floor retail and gym and extensive new public spaces. 

Originally designed to offer four parking levels with public toilets and Blackpool's main bus station at ground floor level, the car park featured terracotta tiled facades and windows openings to provide natural light and ventilation when it was first built. By the 1970s, wear and tear to the terracotta tiles had prompted the Council to over clad the original elevations with corrugated plastic sheeting. The window openings were also covered with translucent fibre glass louvres. 

Mike Horner, regional director at Muse Developments, explains: "By the time we came to develop plans for the Talbot Gateway regeneration scheme, the car park had not only lost its original charm and vintage design appeal, it had also become run down and no longer fit for purpose. Refurbishing the car park was a central part of our vision to improve the appeal of the whole area by bringing back to life a car park that not only enables visitors to park in the town centre, generating footfall, but also enhances the quality and visual appeal of Blackpool's built environment." The Talbot Road MSCP beat strong competition from five other shortlisted car parks in the Best Refurbishment category thanks to a creative design that reveals the original 1930s frame through the new elevations, to deliver a contemporary car park that acknowledges its heritage. 

 Designed by architect, Potter & Holmes and refurbished by Tolent Construction, the completed car park provides a total of 648 spaces over five levels which are accessed by internal circular ramps with segregation between incoming and outgoing vehicles. The ground floor has been redeveloped as retail units, in keeping with the new streetscapes that are pivotal to the success of the Talbot Gateway CBD regeneration scheme. Mike adds:"As urban regeneration specialists, we understand that enhancing town centres is not always about taking out what's there and replacing it with something better, often it involves ensuring that existing structures are improved and brought back to life. 

 That's exactly what we've achieved with the Talbot Road MSCP, scheme, creating a car park that is designed to cater for the needs of a busy town centre area but also complements the surrounding contemporary architecture and restores the original structure's distinctive design reference points."

Talbot Gateway was named Commercial Development of the Year at the Insider North West Property Awards 2014 held last night (Thursday 15 May 2014) at Manchester Central. Hosted by North West Business Insider, the awards attracted 1,100 of the North West's elite property professionals and the scheme, by Muse Developments, beat off strong competition from several other projects in the region. Matt Crompton, joint managing director of Manchester-based Muse, also received a trophy on the night, taking home the Property Personality of the Year award. 

Comprising the 126,000 sq ft Number 1 Bickerstaffe Square, a 110,000 sq ft Sainsbury's store and a multi-storey car park, phase one of Muse's 25-acre Talbot Gateway has provided new retail, commercial and town centre parking for the seaside town. Situated within Muse Development's 25-acre Talbot Gateway Central Business District (CBD) in the centre of the seaside town. Due to open on 23 July 2014, the store will improve the shopping choice in the area. The plans include: a wide range of products, homeware and Sainsbury's award winning Tu clothing range, customer cafe, dentist and Timpson's store, providing up to 270 jobs for people within a five mile radius of the store. The store fit out follows shortly behind the completion of the adjacent Number 1 Bickerstaffe Square, a five-storey, 126,000 sq ft energy-efficient building which will be occupied in the main by Blackpool Council. Store manager Ian Collins said "The opening of this landmark foodstore is not only a fantastic achievement for Blackpool but a brilliant opportunity for Sainsbury's. Muse Developments has handed over the 126,000 sq ft Bickerstaffe Square office development at Talbot Gateway, Blackpool, to the Council.

Situated within Muse’s 25-acre Talbot Gateway Central Business District (CBD) in the centre of the seaside town, the property, built by Eric Wright Construction, is highly efficient, having achieved a BREEAM Excellent score and an EPC A rating, the highest that can be awarded.

Now complete, it will be occupied in the main by Blackpool Council, with the first floor being let to a third party.

Built over five storeys, the building has retail units at ground floor, a central courtyard, a cycle store with the capacity to house 80 bicycles and a gym, complete with fitness studio, membership of which will be open to the public.

When complete, Talbot Gateway will provide new retail, commercial and community space for Blackpool, in addition to town centre parking and transport. Currently comprising a multi-storey car park and the largest Sainsbury’s to be built in 2014 (60,000 sq ft of sales space), future plans include 3* and 4* hotels and the re-development of Blackpool North station.

John Wilson, managing director of Eric Wright Construction, said: “We’re delighted to have delivered such a striking project in the centre of Blackpool, and been a part of this impressive scheme with Muse Developments.

“We are particularly proud of this project and we are pleased that we were able to work together with the local community to provide job opportunities for local unemployed people and apprentices throughout the build.”

We look forward to Blackpool Council moving in over the next couple of months and delivering services to the town from their new, efficient offices.

“Although an ambitious scheme, Talbot Gateway has already begun to provide a much needed boost for the town centre, which will only be further evidenced when the neighbouring Sainsbury’s store opens to the public within the coming weeks.”

Cllr Fred Jackson, Blackpool Council's cabinet member for urban regeneration, said: "An extremely professional job has been done on this project and we can now look forward to the final phase of work; fitting out and moving our staff into the building.

"It's a very exciting project which has and will continue to bring hundreds of jobs into Blackpool and reshape the face of our town centre."
